Mr. Frank Seidman
is the founding principal and continues to serve as president of Capital Solutions, Inc., a real estate development and private equity firm. Since 2001, Capital Solutions, Inc. has facilitated over 1 billion dollars of real estate transactions as a principal.
From April 1997 to November 2000, he was a cofounder and managing director of Balanced Capital LLC, a real estate and venture capital firm. During this time, Balanced Capital closed on six venture capital investments and seven real estate investments. From 1992 to March 1997, Mr. Seidman was a principal of Preferred Real Estate Investments, Inc. where he was a cofounder focused on property acquisition, financing and management.
For eight years prior, he was associated with MSK Associates and Silver Harting and Co., real estate development firms that specialized in the renovation of older buildings into apartments, retail and office uses. Mr. Seidman worked for seven years as a CPA at Laventhol & Horwath, an international certified public accounting firm and last held the position of manager in the tax department.
He holds a B.S. in business administration from Drexel University, where he majored in accounting. In addition, Mr. Seidman sits on various boards of companies in which he is a principal shareholder.
Mr. Fran Donato
has been in the commercial real estate industry for more than 20 years, with experience in acquisitions, dispositions, finance, equity funding, and asset management.
He is currently a principal of Capital Solutions, Inc., a real estate development and venture capital firm. Since 2001, Capital Solutions, Inc. has facilitated over 1 billion dollars of real estate transactions as a principal in all major asset classes including office, industrial, retail and multi-family.
From 1997 to 2000, he was the controller and a partner on the acquisitions and investments of Balanced Capital LLC, a venture capital firm that facilitates investments in real estate, operating companies and other cash flowing opportunities. During the period from April 1997 to November 2000, Balanced Capital closed on six venture investments and seven real estate investments.
From 1995 to 1997, he was the controller of Preferred Real Estate Investments. While there, he was involved with the acquisition, disposition, construction and permanent financing, and asset management of more than $200 million of commercial real estate with a concentration in office, industrial, and retail properties.
For two years prior, Mr. Donato was an accounting manager for LCOR Incorporated, a national real estate development firm, which specialized in the development of office and apartment buildings.
Mr. Donato received his B.S. degree in accounting from the Pennsylvania State University and an M.B.A. degree in business administration from Saint Joseph’s University.
Mr. Nimish Sanghrajka
is a partner of Capital Solutions, Inc. His real estate and private equity career began in 1985. Mr. Sanghrajka’s focus over the last decade has been on deal structuring and capital formation for transactions including extensive involvement in acquisitions, repositioning of assets and realization events of investments.
From 1996 to 2008, Mr. Sanghrajka was chairman and chief investment officer of Preferred Real Estate Investments, a real estate development and private equity firm where he structured and financed over 60 transactions nationally totaling over $2 billion in value. These transactions included the development of an investment in over 12 million square feet of office and industrial properties as well as the acquisition of 15 mining assets and operating businesses. Most recently, Mr. Sanghrajka and his partners structured and led an investment in the LBO of US Silica Company, the 2nd largest silica sand mining and processing company in the US.
As a partner and principal of Preferred Unlimited, Mr. Sanghrajka drove the strategic direction of the company over his 12 year tenure.
From 1989 to 1995, Mr. Sanghrajka was executive vice president of Trefoil Properties, Inc., a real estate development company focused on the retail and office sectors in the Mid-Atlantic region.
Mr. Sanghrajka began his career as a senior financial analyst at Berwind Property Group, a nationally recognized real estate investment and development company.
Mr. Sanghrajka earned a BBA from the University of Bombay, India and an MBA in finance from Case Western Reserve University in Cleveland, Ohio.
Mr. Jared Zeisler
is a partner of Capital Solutions, Inc. where he is involved in all functions at the firm including origination, acquisition, capital raising, asset management, and strategic initiatives.
Mr. Zeisler primarily focuses on investments in for rent housing (market rate, student, senior, and affordable) as well as healthcare related real estate and NNN transactions.
Mr. Zeisler has expertise in working on financially complex and highly structured transactions including securing senior financing, mezzanine financing, and joint venture equity.
Prior to joining Capital Solutions, Inc., Mr. Zeisler worked for three years at a boutique real estate investment bank located in Philadelphia, PA as a senior associate. Mr. Zeisler holds an undergraduate degree from the University of Pennsylvania in economics.
Mr. Jason Morganroth
is a partner at Capital Solutions, Inc. and is focused on originating and structuring principal investments and creating new partnerships.
Mr. Morganroth has expertise in acquiring and financing institutional quality real estate across the medical office and life science, retail, multifamily, and senior living sectors. His primary focus is in property and portfolio acquisition, joint-venture partnerships, and portfolio recapitalization. In addition, he has experience securing financing and structuring complex financial partnerships.
Prior to joining Capital Solutions, Mr. Morganroth worked as an associate at Gazit-Globe from 2010 to 2014 based in Miami and New York. During his tenure, he focused on European and U.S. opportunities. These included new acquisitions, mergers, capital raising for subsidiaries, and operational improvement projects for subsidiaries. He was part of their global M&A team involved in analyzing and raising debt and equity capital for over $700 million of new investments. Jason was also part of the acquisitions team for ProMed Properties, a private subsidiary of Gazit, which invests in medical office and life science facilities. In this role, he was directly involved in the acquisition of over $150 million of new investments.
Jason graduated with a Bachelor of Science degree in Economics with a concentration in Finance and Real Estate from the Wharton School at the University of Pennsylvania. In addition, Jason is an advisor to the Group RMC, a real estate management company acquiring suburban office buildings.
Ms. Jessica Starkey
is the Vice President of Asset Management at Capital Solutions and began working at Capital Solutions in 2000. As Asset Manager, Ms. Starkey oversees third-party property managers, evaluates budgets against performance of each of the company’s properties, and provides portfolio management guidance. Ms. Starkey also assists in evaluating potential investments for Capital Solutions, and performs due diligence for the company’s acquisitions. Additionally, Ms. Starkey is responsible for investor reporting, property valuations and tax reporting.
MR. RAMI HAKIM
is a partner at Capital Solutions, Inc., where he is primarily responsible for the origination, evaluation, structuring, and asset management of real estate investments. Mr. Hakim’s expertise is in the multifamily sector, including ground-up development as well as distressed, value-add, and core-plus acquisitions. In addition, Mr. Hakim has significant experience in other real estate asset classes, particularly single-tenant, medical, retail, senior living, and student housing. Since joining the firm in 2016, Mr. Hakim has originated over 30 real estate investments exceeding $1.0 billion in total capitalization.
Prior to joining Capital Solutions, Mr. Hakim worked in the acquisitions group at Resource Real Estate, where he directly participated in over $1.2 billion of real estate transaction volume. During his tenure, Mr. Hakim was responsible for all facets of the acquisitions process for a variety of real estate assets, ranging from core-plus to opportunistic strategies.
For two years prior, Mr. Hakim worked in the asset management group at Resource Real Estate, where he was responsible for the execution loan workouts, asset repositioning, financings, and dispositions. Mr. Hakim also assisted in the strategic management of the firm’s nontraded REITs and joint venture portfolios.
Mr. Hakim began his career as an analyst in the New York office of Stoneridge Advisors, a boutique investment bank headquartered in Chicago. Mr. Hakim was the lead investment banking analyst on several mergers and acquisitions as well as over 50 corporate advisory assignments in the insurance industry.
Mr. Hakim received a Bachelor of Arts degree from New York University, where he majored in economics.
MS. CAROLANNE VIOLA
is the Director of Asset Management at Capital Solutions, where she is primarily responsible for the analysis and management of the company’s real estate investments. As Asset Manager, Carolanne oversees third-party property managers, reviews financials, evaluates budgets and provides portfolio management guidance. Ms. Viola is also responsible for investor reporting, property valuations and tax reporting.
Prior to joining Capital Solutions, Ms. Viola served as the Vice President of Finance for Hayden Management Company. While at Hayden, Carolanne managed all fund and property level accounting, budgeting, taxes and financial reporting for its portfolio. Previously, Carolanne served as an Accounting Manager for Trinity Capital Group, a joint venture partner of Capital Solutions. During her tenure, Ms. Viola was responsible for all accounting activities pertaining to the company’s real estate portfolio. Prior to joining Trinity, Carolanne began her career at Horizon Land Company, a Maryland based real estate investment firm specializing in the ownership and operation of manufactured housing communities. Ms. Viola played a key role in the company’s growth, overseeing primary accounting functions and assisting with the due diligence and acquisition of the company’s real estate portfolio.
Carolanne graduated with honors from McDaniel College with a B.A. in mathematics.
